Your privacy is important to us. This Privacy Policy applies to communication preferences and SMS/text message communications provided by Collab Home, operated by Collab CA LLC (“Collab Home,” “we,” “us,” or “our”).
This Policy explains how we collect, use, share, retain, and protect information submitted through our communication preferences form and in connection with our SMS/text messaging program. This Policy should be read together with any broader website privacy policy that applies to Collab Home services.
Information We Collect
When you save your communication preferences or opt in to receive SMS/text messages, we may collect the following information:

- Email address
- Mobile phone number, if provided
- Communication preferences, including whether you selected email notifications or SMS/text message notifications
- SMS/text message opt-in consent status

- SMS/text message interactions, such as STOP, HELP, or START replies
- Property, tenancy, leasing, maintenance, or inquiry information relevant to the communications we send
We collect mobile phone numbers for SMS/text messaging only when a user provides a phone number and expressly opts in to receive SMS/text message notifications.

- Send property management-related communications

- Provide leasing communications, showing confirmations, application updates, and move-in information

No promotional or marketing SMS/text messages are sent under this SMS program.
SMS/Text Message Program Details
If you opt in to receive SMS/text messages from Collab Home, message frequency may vary based on your tenancy, inquiries, property interactions, maintenance requests, leasing activity, and other relevant property management activity. Typical message frequency is approximately 1–5 messages per month, although it may vary.
Message and data rates may apply depending on your mobile carrier and plan. Collab Home does not charge you for SMS/text messages.
You may opt out of SMS/text messages at any time by replying STOP. You may reply HELP for assistance or contact information. You may reply START to re-subscribe after opting out.
Information Sharing and Third Parties
We do not sell, rent, trade, or share your mobile phone number or SMS/text message opt-in consent with third parties or affiliates for their own marketing or promotional purposes.
We may share information with trusted service providers only as needed to operate our communication systems and deliver SMS/text messages. This includes Twilio, our SMS/text message delivery provider. These service providers are permitted to use the information only to provide services to Collab Home and not for their own marketing purposes.
We may also disclose information if required by law, court order, legal process, or where necessary to protect our rights, property, users, residents, staff, or the public.
Your Rights and Choices
You control your SMS/text message preferences.
You may:
- Opt out of SMS/text messages by replying STOP
- Request help by replying HELP
- Re-subscribe by replying START
- Update your communication preferences through the communication preferences form, where available
- Contact us to request access, correction, or deletion of your information, subject to legal, operational, and recordkeeping requirements
If you opt out of SMS/text messages, we will stop sending SMS/text messages to your mobile number except where legally permitted or required, such as messages confirming your opt-out.
Data Retention
We retain SMS/text message information only as long as reasonably necessary for the purposes described in this Policy.
We may retain:
- Active SMS/text message consent records while you remain opted in
- SMS/text message history and consent records as needed for business, legal, compliance, audit, or dispute-resolution purposes
- Minimal opt-out or suppression records after you reply STOP, so we can honor your opt-out request and avoid sending further SMS/text messages
- Records required by law, regulation, carrier requirements, or legal process
When information is no longer needed, we delete, de-identify, or securely retain it in accordance with our data retention practices.
Data Security
We use reasonable administrative, technical, and organizational safeguards designed to protect personal information from unauthorized access, loss, misuse, alteration, or disclosure.
No method of electronic transmission or storage is completely secure, and we cannot guarantee absolute security.
